Before moving into design, permitting, or construction planning, it is important to know whether the property is already properly platted or whether a plat, replat, amendment, or general plan is required.
Every project depends on where the property is located. City, county, and ETJ requirements can affect submittals, review timelines, agency coordination, and recordation.
Access, frontage, easements, utilities, floodplain, major thoroughfare impacts, deed restrictions, and title items can all affect whether a project can move forward as planned.
I manage the planning and platting process from feasibility through submittals, comments, approvals, Mylar coordination, and final recordation.
Whether it is a lot split, replat, plat amendment, subdivision plat, general plan, or larger master-planned tract, the goal is simple: clear direction, fewer surprises, and a smoother path to approval.
