A plat is a recorded map of land that establishes lots, reserves, streets, easements, building lines, and other information required for development and permitting. 


Platting is required before a development permit can be issued, especially when land is being divided, combined, reconfigured, or developed. Certain exceptions may apply. 


A replat changes an existing recorded lot, reserve, or subdivision layout. Replats are commonly used for lot splits, lot combinations, townhome developments, commercial pad sites, and changes in use. 


An amending plat is used for limited corrections or adjustments to a recorded plat, such as minor lot line changes, easement updates, building line revisions, or clerical corrections. 


Timelines vary by jurisdiction, plat type, surveyor turnaround, agency review, and recordation requirements. Many plats take 2 to 6 months or longer, depending on the circumstances.


No. I provide land planning, platting, and entitlement coordination. I work with licensed surveyors and engineers as needed to help move the project forward. 


Yes. A feasibility review can identify the likely platting path, jurisdictional requirements, major constraints, and recommended next steps. 


A property address, tax account number if available, and a brief description of what you want to do with the land are usually enough to begin the initial review. 


I provide land planning, platting, and entitlement coordination across Houston and the Greater Houston region, including City of Houston, Harris County, Fort Bend County, Montgomery County, Brazoria County, Galveston County, Waller County, Liberty County, and Chambers County.


I also assist with projects in surrounding cities and municipalities such as Pasadena, Pearland, Sugar Land, Missouri City, Stafford, Richmond, Rosenberg, Katy, Tomball, Conroe, League City, Friendswood, Dickinson, Baytown, Humble, and Spring-area jurisdictions, as well as City, county, and ETJ projects throughout the region.
